Loan Program Notes:
- Borrower to pay for appraisal and all other normal closing costs such as escrow, title, recording fees, homeowners insurance, and tax service fees.
- Broker origination points and fees will be in addition to the lender fees posted above.
- LTV is based on purchase price if loan is a purchase money loan or current appraisal, whichever is lower.
- No ground up construction loans. Home must be at least 60% complete.
- No Minimum FICO scores; however credit history will be considered.
- All loans are subject to reasonableness of income and the ability to repay.
- Borrower must have a reasonable exit strategy.
- Borrower must clearly state the purpose of the loan.
- All loans will require an Alta Title policy.
We don’t do agency loans. So when a borrower qualifies for better terms through an agency program, we refer the borrower back to you. We won’t be beat by other private lenders and we want to work with you to convert your borrowers to lower cost agency loans whenever possible.
