That is why most of our borrowers are repeat clients that can count on us to document and fund their deals quickly. Here is the loan process: ### Step 1. Tell us what you want to accomplish and complete the short application either over the phone or click on the “Get a Quote” button on this page. - Purchase a property to rehab and flip? - Purchase a property to rehab and turn into a rental? - Pull cash-out of an investment property you already own? - Restructure the debt you already have on an investment property? ### Step 2. We will do a preliminary review of the property, your plan, and your financial situation. If your loan request is within our guidelines, we will customize a loan program that will meet your situation and will issue you a “Letter of Interest” that will spell out the exact terms of the loan. ### Step 3. We will set a time to meet with you to answer any questions, collect any needed documents, and to sign the application documents. ### Step 4. We will appraise the property, underwrite for final approval, and send all final loan documents to escrow for signing and closing.
