5 Factors that Keep You in Control of Your Trust Deed Investment

Posted by Ken Meyer on Wed, Nov 30, 2011

I often talk to real estate investors who are interested in investing in trust deed notes that offer high rates of return and security. Here are a few quick reasons why you should take control of your investment portfolio and invest in Trust Deed Capital’s notes:

1st Trust Deeds Only

As one of our investors, you’ll have the first position and be the only holder of the note. Each trust deed is recorded in your name.

Equity

Trust Deed Capital’s loan programs do not exceed 60% LTV of the value of the property securing the loan. We strive to have rented properties that more than cover the monthly payment.

Money Down

Our trusted real estate investors will either have personal funds, or a spread of equity in the transaction serving as their personal guarantee. Along with commitment that the trust deed payment is a priority.

Non-Owner Occupied Properties Only

Trust Deed Capital only brokers loans for non-owner occupied single-family homes, and units (1-4) to our trusted professional California real estate investors.

No Pooling of Funds

Trust Deed Capital does not pool funds, giving our investors more control over their investment.
