Mortgage Brokers

In a tough lending environment, private money lenders are your secret to close loans and get paid. For clients who have strong financial statements, the private money market can provide money quickly and with flexible terms. Here are the five easy steps to tap into this market:

Step 1: Build a Relationship

Build a relationship with a credible and capable private money lender so you know what they are looking for and can more easily submit loans to them for consideration.

Step 2: Find a Borrower

Find a borrower that meets the lender's criteria. Typically, the lender will be looking for an individual who not only has the ability to put 35 to 50 percent down, but who also has a strong financial statement.

Step 3: Find a Property

Identify properties that are good matches for private money lenders. Money from the private market tends to be more expensive than loans from banks, insurance companies or Wall Street - but can be sourced more quickly and can offer more flexible qualifying terms. One great fit for private money is transactions that need to close quickly. Another good time to use private lenders is on fixer-upper properties which may not have a great deal of cash flow, but which will turn highly profitable after rehabilitation.

Step 4: Package the Loan

Once you have found the right opportunity to take advantage of a private lender's services, work closely with the borrower to complete a full application package. Since you already have relationships with private money lenders, you should be familiar with their processes, in which you'll be able to guide your client through them as quickly as possible.

Step 5: Close the Loan

Once you have submitted the application process to the private money lender, you can usually expect a quick approval. Thanks to the quick approval and a streamlined closing process made possible by a lack of bank committees, you and your client will end up at the closing table very quickly.

Conclusion

Although traditional debt is more available in most markets than it was a few years ago, private money lenders serve an important purpose. For qualified buyers who want to buy properties with a high degree of potential, quickly and easily, they remain the best source of capital available.
