Key Project Management Strategies for a Successful House Flip

investment property strategiesHouse flipping is not for the faint of heart. There are a lot of details involved. But managing them properly is vital if you expect to succeed. Following the below project management tips, will help ease some of your frustrations.

Create A Definite Timeline

And Get an Agreement: A set agreed upon timeline helps to keep the contractors accountable for the timely delivery of their work. It also creates structure and helps to keep everyone on the same page. Adhering to a timeline will help keep a project from going longer than expected. Keep in mind that you may miss deadlines from time to time. It happens. It should however, be the exception rather than the norm.

Know What's Going On

You Gotta Check-In: Don't just turn your project over to the contractor and move on the next flip. You need to see the current project to success or you're setting yourself up for a nightmare. We're not suggesting you avoid having simultaneous projects going on. The idea is to ensure that you are managing each one for maximum success. Checking in regularly keeps the contractors accountable for meeting their deadlines. It also helps you to address issues quickly. An additional bonus to checking in regularly is it helps you to stay on top of the budget. When you know what's going on from day-to-day, it helps keep any surprise expenses from knocking you off your feet when they show up. You'll know about those items as soon as they come up.

The Details Do Matter

Complete That Punch List: Those last-minute little items that seem to mount up at the end of the project are frustrating. You're eager to get onto the next project. It's tempting to just "overlook" a couple of "small" items. Don't do it. As an investor, your goal is to "get in and get out." But your buyer's goal is a quality home. Take the time to finish all items on your punch list items. It will help avoid issues when selling the home because buyers will notice even the smallest things. Tend to the details and deliver your best work.

Don't let your flip get off track. Save yourself from frustration and headaches by staying on top of things from the start. Managed properly, your flip will not only be profitable, but perhaps quite enjoyable. Give us a call, we're eager to help get your next flip started quickly.
