I think we can all agree that there is currently a feeding frenzy going on with people either buying investment properties or wishing they could figure out a way to buy investment properties. Just last night while tailgating at the UCLA football game, several of what I consider to be sophisticated investor types, pointed out to me that with interest rates so low, rents on the rise, and values having declined as they have - they wanted to start buying. Over the past five years, I have researched and cautiously moved forward on buying investment properties which I have either rehabbed and flipped or rehabbed and held as rentals.
